We are pleased to announce that Nichols Court is ready for lease up and has received its Temporary Certificate of Occupancy. Please see leasing flyer below and Zillow listing. Nichols Court is a 6-story building that provides 148 spacious units of affordable housing for families and individuals. An early learning center operated by Refugee Women’s Alliance (ReWA) is housed at street level.The building includes a mix of studios to three-bedroom apartments serving families and individuals earning up to 50% and 60% of the Area Median Income, including those at risk for displacement.


On-site amenities include a large community room, play area for children, fitness center, resource room, and an outdoor courtyard. The ReWA early learning center includes six classrooms for over 100 infants, toddlers and preschoolers. The property’s zip code of 98118 is considered the most racially diverse in the city.

Studio: $1,375 - $1,650

One-Bedroom: $1,473 - $1,767

Two-Bedroom: $1,767 - $2,121

Three-Bedroom: $2,042 - $2,451


Income Limits: From $57,847 for single person, $66,229 for two people and higher for larger families (see flyer below).

Nichols Court is named for longtime LIHI Board President Melinda Nichols and her husband, artist Clifford Nichols. Melinda is a founder of LIHI's Tiny House Program and has been instrumental in developing LIHI's partnerships with carpentry and construction apprenticeship programs that provide hands-on educational opportunities for students. The students build tiny houses and get to see them placed in villages to provide shelter to unhoused people. LIHI operate 15 villages in the region. Clifford is a Native American artist who creates stunning carved boxes, silk scarves and rattles which he donates to LIHI’s gala auction. We are grateful for their service to LIHI and proud to name this building after them.
