LIHI Starts Construction on 90 Units of Senior Housing

LIHI is pleased to announce that construction is set to start on 125th Senior Housing, a 90-unit, seven-story building in North Seattle serving seniors making 30-50% of the area median income. The property most recently held LIHI’s Friendship Heights Tiny House Village and continues LIHI’s tradition of turning tiny house village sites into permanent housing.  Prior to that, the site was the longtime location of the Black Angus Motor Inn.


“We are thrilled to be constructing 90 units of supportive housing for low-income seniors aged 62 and over,” said Sharon Lee, LIHI Executive Director. “Seniors will pay 30% of their income to live in high-quality, energy-efficient housing.”


The location at 12245 Aurora Ave N., Seattle, is near grocery stores, retail, services, and healthcare, and is on the RapidRide E Line with convenient access to downtown Seattle.


LIHI received a HUD 202 Senior Housing award for the property, which includes $3.3 million for construction and operating subsidies for 89 units. LIHI was one of 25 applicants funded nationally and received the only award in the Pacific Northwest in 2023. The City of Seattle is contributing $9.9 million, and the State Housing Trust Fund $5 million for construction. This project was awarded 9% tax credits by the Washington State Housing Finance Commission in 2024. Additional funding awards include $3 million from a federal budget allocation, and $3 million from the Federal Home Loan Bank of Des Moines.


KeyBank is providing construction financing and equity through the Low-Income Housing Tax Credit program. “KeyBank is so proud to partner with LIHI on [125th Senior Housing] in North Seattle. This project will provide critical affordable housing and services to seniors as well as continued new investment into this neighborhood in Seattle” said Caleb Stephens, KeyBank Senior Relationship Manager.
