125th Senior Housing Topping Out

LIHI's 125th Senior Housing has topped out! The seven-story building in North Seattle will feature 90 apartments serving seniors aged 62 and over making up to 50% of the area median income. The location at 12245 Aurora Ave. N, Seattle, is near grocery stores, retail, services, and healthcare, and is on the RapidRide E Line with convenient access to downtown Seattle. The building is 67,345 SF and the site is 16,674 SF. The expected completion date of the building is December 31, 2026.


“We are thrilled that 125th Senior Housing has topped out and is on schedule to be completed by the end of the year,” said Sharon Lee, LIHI Executive Director. “High-quality, energy-efficient, affordable housing will help many low-income seniors improve their lives. The award of HUD rental assistance will enable seniors to afford to live here as rent is set at 30% of a household’s income.” 


LIHI received a HUD 202 Senior Housing award for the property, which includes $3.3 million for construction and operating subsidies for 89 units. One unit will house an on-site live-in staff person. Units include a mix of studios and one-bedroom units. Under the HUD 202 program, LIHI was one of 25 applicants funded nationally and received the only award in the Pacific Northwest in 2023. The City of Seattle is contributing $9.9 million, and the State Housing Trust Fund $5 million for construction. This project was awarded an allocation of 9% tax credits from the Washington State Housing Finance Commission. Additional funding awards include $3 million from HUD sponsored by Senator Patty Murray, and $3 million from the Federal Home Loan Bank of Des Moines. KeyBank is providing construction financing and equity through the Low-Income Housing Tax Credit program.

The property most recently held LIHI’s Friendship Heights Tiny House Village and continues LIHI’s tradition of turning tiny house village sites into permanent housing. Prior to that, the site was the longtime location of the Black Angus Motor Inn. The Friendship Heights Village is being relocated in Seattle. 


The architect is Runberg Architecture Group. The contractor is Marpac Construction. Consultants on this project include: KPFF Consulting Engineers, Karen Kiest Landscape Architects, Quantum Consulting Engineers, Ecotope, Counterbalance Consulting Group, O'brien 360, 4EA Building Sciences, A3 Acoustics, PanGEO, Studio Pacifica, and TFWB Engineers.
