Nichols Court is a 6-story, 148-unit affordable housing building located in Seattle's Rainier Valley. It opened in Fall 2025 and serves individuals and families earning up to 50% and 60% of the Area Median Income. Nichols Court features studio, one-bedroom, two-bedroom, and three-bedroom units, as well as a large community room, play area for children, fitness center, resource room, and outdoor courtyard. The building is located near the Othello Light Rail Station and other transit options, as well as multiple parks and grocery stores. The Refugee Women's Alliance (ReWa) operates a six-classroom early learning center at the ground level. Nichols Court is named for longtime LIHI Board President and Tiny House Program founder Melinda Nichols and her husband Clifford Nichols. *There are currently studio and one-bedroom units available*
